Shirat HaYam

Shirat HaYam is being built on the last open stretch of Netanya beachfront, directly north of Ir Yamim. The masterplan calls for roughly 30 towers of 15 to 17 floors set right on the water, tied together by a 700-metre boardwalk that joins the rest of the city’s seafront promenade.

The district spreads over roughly 765 dunams between Ben Gurion Boulevard and the sand, beside the Iris Nature Reserve, with more than half the land reserved for green space. Inside the neighborhood the plan calls for a school, a synagogue, shops, cycling lanes and about 1,100 hotel rooms on the waterline. Highway 2 and the Netanya-Sapir station are minutes away: Tel Aviv in about 27 minutes by train, Ben Gurion Airport in about 45 by car.

Land tenders closed in 2023 and construction is underway, with first keys expected in 2027-2028 and the neighborhood phasing in toward 2030. Pre-sale pricing opens at ₪4,750,000 for 5-room homes of about 130 square metres. For buyers who watched Ir Yamim become Israel's favorite Anglo address, this is the same coastline and the same lifestyle in brand-new construction, on land that cannot be repeated.
